A smaller eruption before 2060 has been estimated at just over 11 percent.

In contrast, the north and northwest face higher risks. Areas such as Icod, La Orotava, and even Santa Cruz de Tenerife could be more exposed to ashfall, gases, or slow-moving lava flows. If Teide were to erupt, the impact on Tenerife properties would depend on location. In the north, homes could be affected by ash deposits, damage to infrastructure, or in extreme cases, lava flows. Property values in high-risk areas could fall if an eruption seemed likely.
In Tenerife South, however, the situation is different. Properties in Costa Adeje and the surrounding area are largely shielded. Buyers looking at real estate in the south can feel reassured that the risk is minimal. The study confirms that the most vulnerable parts of the island are not where the main tourism and property markets are concentrated.
For anyone considering an investment, safety is just as important as lifestyle. While Mount Teide is active, the probabilities of a major eruption remain low. More importantly, the regions where most expats and investors buy, such as Tenerife South, are some of the safest on the island.
This means that buying Tenerife properties in Costa Adeje is not only a good lifestyle choice but also a secure investment. The market in the south is strong, demand is high, and the risks from volcanic activity are very limited.
The new research on Teide shows why monitoring is important, but it should not discourage buyers. The truth is that Costa Adeje and the wider south remain safe and attractive places to purchase property. The highest risks are in the north and northwest, not in the areas where most buyers choose to invest.
