Do you want to put your property up for sale but lack the knowledge? You should know that the valuation of a property is an essential element to increase its selling price because it allows you to highlight the strong points of your property. In this new article, we present you with several methods to enhance the value of your flat or house in order to get the best price!

  • Dusting and tidying up : It sounds logical, but tidying and cleaning your home before a viewing is essential. It is not only a question of ownership but also of visibility. It allows the buyer to focus on the positives by limiting "bad distractions" and gives a greater impression of space.

  • Don't neglect the renovation : Make sure your property is in good condition. Doing the necessary repairs and improvements, whether it's replacing faulty taps, or applying a coat of paint to a damaged wall, don't neglect this step as it can put off future buyers, especially when it concerns the kitchen or bathroom.

  • Be sure to depersonalise the space : Remove personal belongings such as photos and memorabilia to create a neutral space. The aim is not to turn your house into a show house but to make it a welcoming place in which a potential buyer can project himself.

  • Enhance the neighbourhood : You live in a popular area, close to amenities, transport, schools... Make it known! An enhanced neighbourhood offers a better quality of life for residents and remains a key factor in attracting potential buyers.

  • Favour daytime visits : There is nothing better than using natural light during visits to optimise spaces. And if your home has a coveted view, or is oriented to catch a sunset, then take the opportunity. This could make the buyer fall in love with the property!

  • Photos are important : it is difficult to sell a property without photos. Moreover, not all photos are good to use. For example, focus on the rooms you want to capture, and don't focus on furniture or rooms that are not interesting. If you don't have a quality camera, then hire a professional photographer. Attractive images will give a positive first impression to potential buyers and will arouse their interest.

  • Use 4Life Properties : If you still have doubts and want to be sure that you are getting the best out of your property, then contact us!
