In Spain, rent-to-own agreements have become an increasingly used alternative pathway to property purchase, especially among buyers who are not yet in a position to access a mortgage or who prefer to delay a full financial commitment. This model, known locally as alquiler con opción a compra, allows the tenant to live in the property while paying monthly rent, with the option to buy it later under pre-agreed conditions.


How the rent-to-buy model works

Typically, these contracts include a fixed purchase price agreed at the beginning of the rental period and an option fee (prima de opción) paid upfront, which secures the right to buy the property within a set timeframe, often between 1 and 5 years. In many cases, a portion of the monthly rent is also deducted from the final sale price if the purchase is completed. However, terms can vary significantly depending on the agreement between private parties, as there is no single standardized structure nationwide.
