The Socialist Political Party (PSOE) in the Canary Islands Parliament has suggested 25 changes to the upcoming holiday rental law. Their goal is to reduce speculation and make it easier for locals to find homes to live in.
One of the main changes they propose is limiting holiday rental ownership to three properties per person. This would stop large-scale owners from dominating the market and would help support long-term rentals for residents. According to PSOE spokesman Sebastián Franquis, this change could also lead to a more diverse and better-quality tourism industry across the islands.
This proposal affects areas all over the island, including holiday properties in Tenerife South, the North of Tenerife, and Santa Cruz de Tenerife. The changes aim to balance tourism with local needs.
PSOE also raised concerns about how the current law is being monitored. They believe it's not enough to leave the control of over 70,000 holiday rentals in Tenerife to local councils and island governments alone. Instead, they suggest creating partnerships with the Canary Islands Government. These would help share the work and ensure better management of holiday properties across Tenerife.
Franquis pointed out that when the draft law was first introduced, there were 46,000 holiday rentals. Since then, that number has jumped by 53% now exceeding 70,000. He believes this rapid growth is making the housing crisis worse, especially in popular areas like Tenerife South and the North of Tenerife.
The PSOE is also asking for more flexible rules for smaller islands such as La Palma, La Gomera, and El Hierro. They say these islands have different needs and should not be treated the same as Tenerife or Gran Canaria.
Above all, the PSOE wants the law to focus on protecting the right to housing. They also want fair competition among property owners and a more balanced distribution of tourism benefits across the Canary Islands.
This proposal may bring big changes to how holiday rentals in Tenerife are managed in the future. It’s part of a wider effort to make tourism more sustainable and better for everyone - residents and visitors alike.
